Ferris, whose “Living in Houston Texas” YouTube channel It is said that it was good for almost half of the 368 transactions of his team last year, collaborates with Joe Rodriguez, another EXP -Realty agent and maker of “The Original Living in Houston Team.”
Rodriguez’s channel Has collected more than 60,000 subscribers and 7.2 million views.
The couple now leads what they describe as the largest media-driven real estate team in Texas, with an estimated 5,000 incoming leads per year via localized video content.

Ferris’s team originally came to Exp Realty in 2023, but left to start an independent brokerage. According to team members, the operational challenges of running a brokerage, together with evolving offers from Exp and the opportunity to collaborate with Rodriguez, have the return.
“We didn’t want to give up our brand identity,” said Jason Mayo, director of operations at Ferris Realty. “With the Model van Ex Ex Model, we can retain the Ferris Realty brand and at the same time get the infrastructure and scale that we needed. Plus, collaborating with Joe and Jesse Dau gave us access to an unparalleled YouTube eco system.”
Ferris also uses the CO-sponsor program of Exp and calls Rodriguez as his primary sponsor and then Beer as a co-sponsor.
“After attending the fast ahead conference, I knew that we had to be part of that caliber of agent cooperation,” Ferris said.
The combined team plans to scale in Texas and in new markets by using what they describe as a “YouTube-driven mega model” that focuses on converting incoming leads of video content instead of traditional prospecting.
“We call this Ferris Realty 3.0,” said Mayo. “We have mastered the back, exploding the lead stream and now, with the support of EXP, we are ready to scale out nationally.”
