While Blockchain technology continues to reform global finances, a new boundary has come up: tokenized real estate. Mogul Club (stylized as Mogul Club)-A platform founded by former Goldman Sachs Real Estate Professionals a daring step in that direction with the launch of clubs, in chains, community-driven investment groups designed to democratize access to premium, income-generating property.
One of the first major collaborations? A partnership with AVA Labs to launch the Avalanche Club, a real estate syndication initiative built for the web3 community. Through this alliance, developers and users in the avalanche ecosystem can now bundle sources and invest in institutional properties using stablecoins and digital assets no required intermediaries.
To understand what the startup is like to run tokenized real estate from concept to implementation, Crypto.news has overtaken co-founder Alex Blackwood.

What was the original vision behind Mogul Club, and how did it evolve with the introduction of clubs?
Our original vision behind Mogul Club was to democratize premium real estate, traditionally one of the most powerful vehicles for long -term wealth creation, by fractional property. Historically, access to institutional real estate deals is limited due to high capital minima, exclusive networks and knowledge barriers. We wanted to dismantle these barriers by daily investors and high-quality people to invest fractionally fractionally in professionally managed, cash-flowing blue-chip property.
With the introduction of clubs, our vision has expanded from individual access to the promotion of investing by the community. Now groups such as friends, families, alumni networks and others can learn and earn together while they invest in real estate. Clubs bring a collaboration, social dimension to Mogul, in which communities are authorized to build up collective and deliberate wealth.
What problems do you not resolve on that traditional platforms?
Clubs represent a fundamental reinvestion of the traditional real estate investment model, specially tailor -made for a digital native and community -oriented generation. Traditional investing is usually exclusive, opaque and depending on institutional gatekeepers. Clubs turn this paradigm to create a transparent, driven approach that is powered by shared values and collective goals. Mogul wants to lead capital formation guided by the community through groups such as crypto ecosystems, alumni networks and to allow others to form or become a member of clubs that are tailored to their specific interests. As clubs evolve, we also develop premium, adapted functions that are designed to meet the investment needs of community organizers and participants.
What is your income model?
Mogul is currently collecting income through reimbursements that are structured around our fractional investments. We have an onboarding compensation of 3% and an arrangement of 2%, both capitalized in the deal based on the purchase price of the property. These reimbursements cover costs with regard to finding, screening and onboarding properties. Moreover, we collect 2.5% of the rental income to manage coordination with real estate managers and to use discounts at the institutional level. It is important that this has 2.5% minimal consequences for the return and our stimuli closely matches investors – we do not collect this reimbursement unless investors receive a return. All returns that are projected on our platform, including IRR estimates, are presented after net of these costs.
How do you ensure liquidity for investors in Tokenized real estate activa?
Mogul is planning to introduce secondary liquidity options against Q2 2026. Until that time, the liquidity of investors mainly occurs when the properties are sold. In the meantime, investors benefit from real -time appreciation of their investment, monthly dividends that are distributed directly to their account and tax benefits.
Are there regulatory guarantees of strength, especially around Tokenized effects?
Mogul operates as an investment club and not as regulated security, so traditional securities instructions do not apply. We implement robust knowledge of your customer (KYC) processes to ensure compliance with the applicable laws and regulations with regard to identity verification and anti-money laundering practices. Moreover, our platform is built on Avalanche (Avax) blockchain technology, using Snowtrace for transparency, and we use fire blocks to safely store the portfolios and keys of users. Fire blocks use strict security protocols and measures, including safe custody and robust key management, to protect digital assets and to guarantee their safe transfer and storage. It is crucial that the capital of investors is placed directly in the Propco LLCs, which means that their investments are fully protected, even if Mogul operational disruptions would experience.
